Nichols Home Lending is an independent mortgage brokerage headquartered in San Antonio and licensed in Texas, Ohio, and Maryland. Independent is the operative word: we don't lend our own money, so we're never stuck selling you one bank's rate sheet. Every loan we write is shopped across a network of wholesale lenders, and the lenders compete for your business instead of the other way around.
The firm was founded by Jon Nichols, a U.S. Air Force veteran with more than 29 years in mortgage lending. Over that time we've originated more than a billion dollars in home loans and built our process around the two things borrowers actually remember: the rate they got and how fast they got their keys. Our average close is 16 days from application, roughly half the industry norm.
We do our deepest work with Texas military families. VA loans are a specialty, not a checkbox, which means Certificates of Eligibility pulled same-day, funding-fee exemptions documented correctly the first time, and Texas Vet (VLB) and disabled-veteran tax exemptions built into your numbers, not discovered after closing.
And when you call, a loan officer answers. Not a queue, not a script, not a transfer. That's easy to promise and rare to deliver; ask anyone who's closed with us.
Rate, APR, and every fee on paper before you commit. If a loan isn't in your interest, we'll say so and tell you what is.
A 16-day average close isn't a stunt; it's how offers win and rate locks stay cheap.
As a broker, we only do well when your loan closes on terms you're glad about a year later.
Veteran-owned (U.S. Air Force). PCS timelines, entitlement math, exemption stacking — we speak it because we lived it and we do it weekly.
A quote takes about a minute and costs nothing, not even a credit pull.
